Ref. LC13
Oriental nuances and delicate pastel shades grace the villa, which is in a panoramic, peaceful location with a magnificent view of the lake and the town of Anguillara. It is a home rich with charm that enchanted Ernest Hemingway, who spent time here on one of his stays in Italy.
Completely surrounded by greenery, the villa is enhanced by lush vegetation sloping down toward the lake. It also includes 5000 square metres of land, half of which is a flourishing garden, with the other half planted with cedar woods and age-old palm trees.
The dwelling was built in around 1850 and includes a master villa and a guesthouse. The property also features two ancient grottos dating from the Etruscan period, some 3000 years ago.
The main house encompasses 271 square metres across two levels, as well as three terraces totalling 87 square metres and a sundeck of approximately 67 square metres. The 165 square metre ground floor includes an entryway, a living area with a sitting room and a dining area, a kitchen, two bedrooms and two bathrooms, plus utility rooms, a portico and a patio with an oven and a barbecue.
The 160 square metres first floor is divided into four bedrooms and two bathrooms, and the three terraces occupy 37, 32 and 17 square metres respectively.
The guesthouse features two independent floors; downstairs one can find two entrances, a living room, a kitchen, two bedrooms and two bathrooms, totalling 113 square metres, and upstairs (50 square metres) there is an entrance, a bedroom and a bathroom. The 39 square metre attic is not usable, but the terrace occupies 24 square metres.
A pavilion houses a 48 square metre garage and a 10 square metre room, plus a 37 square metre terrace.
The interiors boast original stone columns, arches and painted columns.
The front courtyard is paved using beautiful local stone, while the one at the back reveals a hand-dug well and a Zen garden.
