GUARDIAN: an exclusive residential complex in Berlin’s new business centre

Berlin, June 24, 2014. State-of-the-art residential project is revealed by Rockstone Real Estate, a commercial property developer from Hamburg. The project, named GUARDIAN, is the fruit of a collaboration with one of Germany’s key high-end residential marketing companies in Berlin, Zabel Immobilien, and looks set to produce premium-quality results. Zabel Immobiliens take charge of sales of the properties, following their involvement in customising and developing the building through work with target groups. The GUARDIAN complex will be made up of 134 condominiums, penthouses and apartments, together with five commercial units covering seven floors, and will be located in the new media and business centre in the German capital, between Schützen and Krausenstraße. The latter is considered to be a particularly impressive site in the city. The area was formerly the heart of the city’s newspaper district, and GUARDIAN will be situated centrally, within walking distance from Gendarmenmarkt, and extremely close to Checkpoint Charlie and the new Axel Springer media campus. Construction of the complex began in June 2014, with first occupancy set to be at the start of 2016.

The phrase being used to characterise the property is “Convenient Living”, as residents will enjoy a wide range of quality services, including a concierge, washing and newspaper services, and in-house fitness area, and communal areas in the courtyard and rooftop. These all add up to a quality four-star experience, rounded off with the availability of underground car and bicycle parking facilities. Thomas Zabel is the managing director of Zabel Immobilien. He states that, “This location and its significant potential for capital appreciation is highly coveted by prospective buyers all over the world. We are very satisfied with the response of buyers and prospective buyers so far – the pre-sales phase has even surpassed our expectations. The rate of sales and reservations has already reached about 40 percent before the official sales launch”.

The managing director of Rockstone Real Estate, Dietrich E. Rogge, outlines that such a successful response comes due to the project’s specific design, which directly stems from the careful work that was previously carried out with target groups. “A new media and business elite will not only work here, but will also want to live here. Architect Julia Tophof describes the location of GUARDIAN: “The former newspaper district will become the new media and business district – the Axel Springer media campus is a prominent example of the current boom in construction. Remember, just 10 years ago, this area was one vacant lot after another. The development to a AAA metropolitan area is taking place at breath-taking speed”. She further points out, “In the 1920s the area also experienced rapid development. The Art Déco architecture of that era had inspired us and is reflected in many details in the GUARDIAN”.

The location of the complex is particularly interesting, not only because the area once formed the hub of Berlin’s media industry, but also because it was a former intersection between East and West Germany. Today, Krausenstraße sits to the East of the residence while Schützenstraße is directly located to the West, and this outlines the historical importance of the area, in relation to the former border. The region now represents an important cultural part of Berlin, as the city’s inhabitants can enjoy fine dining, premium shopping and an exciting nightlife nearby.
